For most families, an Orlando vacation rental is something they purchase once a year or even less frequently.  One point to emphasize is that you should always read and understand the Terms and Conditions that the home owner or company asks you to sign up to - because once you have signed your agreement to the terms and you’ve paid your money, you’ve entered into a legally binding contract.

Are you comfortable with your commitment and the security you have?  They’ve been written so that both you and the homeowner or vacation rental company know exactly what each of you is committed to.  Most companies want to deliver a fair service for a fair price.  But some companies are more open and fair than others.  Some make the Conditions so long and difficult to read so that lots of clients fail to understand how one-sided the deal is.  So check things out before you buy and before you’re stuck with something different than you expected!

Here’s the complete set used by one Orlando vacation rental company to give you some idea of what’s involved - these are relatively brief, compared to others, and they are easy to get through and understand.  You might not be prepare to agree with all of the conditions, but at least reading through them will mean you know what you’re getting:

• Minimum stay of 4 nights

• All prices indicated are in US Dollars and exclude any taxes. We accept payment in cash, by certified check or via a credit card (Visa/MasterCard)

• Payments will be due in full 60 days before the start of the rental period.

• Refunds for cancellations will depend on the amount of time remaining to the start of the rental period as follows:
  • 100% refund if more than 30 days remaining, less $150 reservation deposit
  • 100% less 3 nights’ rental if between 8 days and 29 days remaining
  • No refund if fewer than 7 days remaining

• The earliest check-in is 4:00pm. Arrivals after 8:00pm or any time during Sundays or public holidays must be pre-paid in full as keys will not be made available at these times if there is any outstanding balance due.

• The latest check-out time is 11:00am.

• Rental periods may start on any day during the year other than December 24/25/26/31 or January 1.

• Pre-arrival cleaning will be provided at no additional charge.

• No pets are allowed.

• Smoking is limited to the pool and covered porch areas.

• Children must not be left unattended in the pool areas, or in areas with access to the pool areas.

• These terms apply to all properties. Any other terms specific to a particular property will be specified at the time of booking.

• These terms and all indicated prices may be amended at any time without prior notice.

• Errors and omissions excepted.

• A security deposit of US$300 will be required in cash, check, or credit card imprint at check-in if not paid before. This deposit will then be refunded in full less any damages to the property and its contents within 30 days after departure.
